Rental Application Process

Please follow the instructions. Our ability to process your Rental Application in an efficient manner is directly related to the accuracy and completeness of the information we receive.

Overview

Our Rental Application process is primarily handled through email and online. All party applicants will need to provide a verifiable email address that is unique to them.  

To begin, we require that applicants register to create a user account to collect and manage data.

Once user accounts are created using a verified email address, we will send a link for the relevant Rental Application to those user accounts.

Once you get the Rental Application link, complete all required fields and provide authorization so that River Oaks Mobile Home Park may conduct the necessary background checks, employment verification and credit checks. 

All required fields in the Rental Application marked with an asterisk * are required. We will not be able to process incomplete applications.

Once the River Oaks Mobile Home Park team has all the information and has made a determination, we will contact you regarding next steps.   

Required Information

We encourage applicants to have all relevant contact and personal information, rental history information, employment documentation, pay-stub information and image files on hand as you begin your application. 

Your pets are applying, too. Unfortunately, there are certain dog breeds that we cannot allow. Please be prepared to provide all of your pet information, including breed, and upload a photo. 

Image Files

Acceptable formats for upload include: .png, .jpg, .gif, .pdf, which is basically most image formats captured on your smart phone.

Please note, the Rental Application cannot be completed without uploading images of specific required documentation and information.

Applicant Information

The Applicant is the primary responsible party listed on the Rental Application. By providing contact, personal and financial information the Applicant authorizes River Oaks Mobile Home Park to contact employers, references and other relevant sources to verify and confirm information on your behalf for the purpose of conducting business

A standard background check and credit verification will be performed. 

Co-Applicant Information

The Co-Applicant is considered a financially responsible party listed on the Rental Application and according to the terms of the lease. By providing contact, personal and financial information the Co-Applicant authorizes River Oaks Mobile Home Park to contact employers, references and other relevant sources to verify and confirm information on your behalf for the purpose of conducting business

A standard background check and credit verification will be performed. 

River Oaks MHP does not require the co-applicant to reside on site.

Who Is Registering?

If you are the primary Applicant, complete the registration as the Applicant. If you have a Co-Applicant, you will have the option to add all of the relevant Co-Applicant contact, personal and financial information on their behalf. 

However, if you prefer to have the Co-Applicant complete their portion of the Rental Application, there will be an opportunity to provide their name and email information so that they can receive the Rental Application link.

Registering For Someone Else

If you are a spouse, partner, relative, friend, representative who is applying on behalf of the Applicant, and you have access to the Applicant’s email inbox, please register as the Applicant. Provide the primary Applicant’s name and email to register and apply as them. 

If you intend to complete the Rental Application as the Applicant, please do not register as you, using your name and email address, to then provide the Applicant’s information. Please use the primary Applicant’s name and email to register as the Applicant. 

Unusual Circumstances

We understand that sometimes there are obstacles and technological challenges that occur when we try to do business online for our spouse, partner, relative or friend. We don’t recommend that you try to gain access to someone else’s email inbox and/or personal information online without their consent.

If you intend to complete the Rental Application as the Applicant, but do not have access to their email inbox, we have a solution. In this situation, please register as a Delegated Administrator to apply on behalf of the Applicant. 

When you are presented with registration options below, please select the option that includes the term Delegated Administrator, and then register as you, using your name and email address.

Delegated Administrator

If you are registering right now as a Delegated Administrator (spouse, partner, relative, friend, representative) for the Applicant, you will be the party to receive the Rental Application. 

As you complete the Rental Application on the Applicant’s behalf, please use the Applicant’s information for all of the relevant Applicant Information fields. 

Q: What if I am a Co-Applicant who is Registering right now and will complete the Rental Application for all parties on the application?

If you intend to register as the Delegated Administrator (spouse, partner, relative, friend, representative) for the Applicant, and will be completing the application on behalf of the Applicant, but you are also a Co-Applicant, then you will also complete the Co-Applicant portion of the Rental Application as one might expect. That’s it. 

Acceptance of Terms & Conditions

River Oaks MHP collects your personal information and device data for the purpose of ensuring your experience on our website is pleasant and efficient as possible. 

We do not share data with anyone. 

Those who are completing the Rental Application on your smart phone with an active VPN or privacy applications running could experience errors when submitting data. 

Who are you?

Applicant Registration

Got it. You're keeping it simple. You want to register as a primary Applicant so that you can complete the Rental Application using ONLY your contact, personal and financial information. You do NOT have a Co-Applicant.

Co-Applicant (Delegated Administrator) Registration

Understood. You want to register now as yourself using your name and email address because:

(a) You want to complete the Co-Applicant portion of the Rental Application using your own contact, personal and financial information, AND you will complete the Applicant portion of the Rental Application on behalf of the Applicant using their contact, personal and financial information.

OR

(b) You do not have access to the Applicant's email inbox, but you want to complete the Applicant portion of the Rental Application on behalf of the Applicant. You have the Applicant's approval and permission to use their contact, personal and financial information on their behalf for the purpose of doing business with River Oaks Mobile Home Park.

Once your email is verified in the next step we will send you a link so you can complete the application on behalf of the Applicant.

Applicant w/ Co-Applicant Registration

Perfect. You want to register now as an Applicant and will complete the Rental Application on behalf of yourself.

You also want to provide us with your Co-Applicant's contact information so they can complete their portion on their own once we have verified their email address.

Once your email is verified in the next step we will send you a link so you can complete the Applicant portion of the Rental Application. Once your Co-Applicant's email is verified we will send a link to them to complete their portion of the Rental Application.

Applicant & Co-Applicant Registration

Excellent. You want to register as an Applicant so that you can complete the Rental Application on behalf of yourself and your Co-Applicant. Once your email is verified we will send you a link so you can get started.
